Our mission
When you fall behind on a mortgage, you are buried in confusing letters, hard deadlines, and companies that want to charge you for "help." We cut through that. We explain how foreclosure actually works, how much time federal and state law give you, what your legal rights are, and where to find legitimate, free assistance — so you can make a calm, informed decision instead of a panicked one.
What this site is
A plain-language explainer of the foreclosure process, a growing library of guides, free calculators and tools, and a state-by-state breakdown of foreclosure laws — timelines, cure and reinstatement windows, redemption rights, and deficiency rules. Everything is free to read with no signup.

- Not a law firm or a lender. We are an independent information service. Nothing here is legal or financial advice, and using the site creates no professional relationship.
- Not a government agency or a HUD-approved counselor. For advice on your own situation, talk to a HUD-approved housing counselor (free) or a licensed attorney in your state.
- Not a "foreclosure rescue" service. We never charge you, never ask for upfront fees, and never collect your loan details. We point you toward free, legitimate help.

How we keep information current
Foreclosure law changes and varies by state, so we review primary sources — federal mortgage-servicing rules (Regulation X), HUD and CFPB guidance, and state statutes — and date-stamp our state pages. Where a rule is unsettled or condition-dependent, we say so and tell you to confirm with a professional.
Editorial standards
We describe rules as they are, cite our sources, and avoid false precision on high-stakes legal questions. Content is researched and edited by Shirley Chia, our consumer housing and finance writer and editor.
